We use our local-standing relationships wit real estate professionals to help you find the right lot. We can then help you analyze the site meet for your needs. To confirm that your desired plan is feasible we’ll arrange consultants (such as soil and pool engineers) to review city restrictions, municipal easements an other important aspects. We can also use a drone to check for views.

We will match you with the best team for your desired style and needs. Once we are retained we will work closely with you architect to create a custom home that fits your desired design, function, and cost pirameters

SPECIFICATIONS DEVELOPMENT
It’s the attention to the details and management that sets apart extraordinary new home construction from ordinary new home construction. Your Project Coordinator will craft a comprehensive, all-inclusive Specifications Plan capturing every component of the project including roofing, plumbing, fixtures, cabinets, counters, appliances, finish carpentry, flooring, paint colors, back yard oasis’s and more.

BUDGET & SCHEDULE DEVELOPMENT
Your Project Coordinator will obtain subcontractor and vendor bids based on your approved house plans and specifications. Once the overall budget is confirmed we will take the next step toward permitting. After the project permit has been issued you’ll receive a Decision Deadline Schedule which keeps the process clear and not overwhelming. With good documentation we set up the build schedule to stay on track.

PROJECT MANAGEMENT
There are many benefits to working with a general contractor that has an experienced full-time team. When the home is underway our team will use our Buildertrend software to track scheduling. Buildertrend gives you an up-to-date window of where your home construction stands. We will track all expenses and provide detailed monthly billings.

HOME CONSTRUCTION
We handle all aspects of your home construction process, including serving as the point of contact for all subcontractors consultants, vendors, and city inspectors to resolve issues as they arise. Construction will be run by your Project Manager, who will be on-sit ensuring all work is done to specifications, using the highest quality building materials and techniques.

PROJECT COMPLETION
Our detailed project closeout process includes fully inspecting your new custom home. You will do a final walk through with your Project Manager in order to Compile a final “punch list”. Upon move-in, you will receive a Homeowner Folder with copies of all warranties, product manuals and other important documents that may include contracts, invoices, releases, and city documents.

ON-GOING CARE
Your relationship with Floridian Crafted Homes does not have to stop on your move-in day. Your new home will be unique in Florida luxury real estate which we designed and built. Other products you purchased require routine maintenance and inspections, your new home will need attention as well. After you build your new estate you must properly maintain it.
